From the outset, Loft Pilates had a clear ambition: transform a tired, outdated studio into a premium wellness destination that feels calm, elevated, and highly intentional.

The goal wasn’t just refurbishment—it was reinvention. The existing space no longer reflected the brand or the quality of experience they wanted to deliver. They needed a complete reset that could support high-volume classes, premium client experience, and future expansion across NSW.

Equally important was consistency. As a growing brand, Loft Pilates needed a space that aligned with their identity while still feeling site-specific to Bondi Junction. That meant balancing refined design with operational performance—and delivering it all within a tight timeframe.

Project Overview - Fitout Design & Construct

Pilates Studio Fitout Bondi Junction 🧘‍♀️

One Built was engaged to deliver a full commercial strip-out and fitout for Loft Pilates, located in the heart of Oxford Street Mall within Bondi Junction.

The existing tenancy was a tired, dated studio that required complete demolition and reconstruction. Rather than working around what was there, the decision was made to strip the space back entirely and reimagine it from the ground up.

What followed was a full transformation process that included demolition, design development, approvals, and end-to-end project management.

The existing walls, flooring, and ceilings were completely rebuilt, allowing the space to be reshaped into a modern wellness environment with purpose-built functionality.

A key part of the delivery was the creation of two distinct studios, alongside full integration of services, lighting, and acoustics. All works were carefully sequenced and delivered within a 6-week construction program, requiring tight coordination between trades, design, and procurement to ensure the timeline was achieved without compromising quality.

Scope of Works 🏗️

The project delivered a complete redefinition of the original tenancy into a fully operational wellness facility.

At its core, the space now includes an infrared Pilates studio and a 12-bed reformer studio, supported by a front-of-house reception and retail area. In addition, the fitout incorporates a crèche facility, customer amenities, and a back-of-house kitchen and operational support zone.

Rather than treating these as separate rooms, the entire layout was designed as a connected experience, where each zone flows naturally into the next while still serving a clearly defined operational purpose. The result is a studio that feels cohesive, efficient, and intentionally structured for both clients and staff.

Specialised Studio Design – Infrared Pilates Studio 🔥

One of the most distinctive elements of the project is the dedicated infrared Pilates studio.

Instead of traditional heated environments, the space uses infrared heat panels installed directly into the architecture. These panels warm the body rather than the air, creating a more comfortable and controlled environment that avoids the heaviness or humidity often associated with heated studios. The result is a space where heat penetrates the body more effectively, supporting flexibility, circulation, and recovery.

The installation of the heating system was carefully coordinated within the construction program to ensure it integrated seamlessly with ceilings, services, and finishes. Nothing in the space feels added on or exposed—everything is built into the fabric of the room.

The studio was designed to feel calm, minimal, and highly controlled, with clean architectural lines and no visible mechanical elements, supporting a restorative and performance-focused Pilates experience.

Reformer Studio – 12 Bed Training Space 💪

The 12-bed reformer studio forms the central training environment within the fitout and was carefully designed to support both scale and precision. Although the room accommodates a full class of 12 reformer beds, the layout ensures that the space still feels open, balanced, and easy to navigate. Circulation paths were carefully planned to allow movement between equipment without congestion, while maintaining clear sightlines for instructors at all times.

Darkened mirrored walls play an important role in the experience, enhancing spatial awareness and supporting technique correction throughout sessions. Lighting has been used to subtly define the space, ensuring that even at full capacity, the studio maintains a sense of calm structure rather than visual overload.

The end result is a high-performance training environment that operates efficiently at scale while still feeling composed and controlled.

Design Features & Aesthetic Direction 🎨

The original tenancy has been completely transformed into a sculptural, modern wellness environment.

The design approach is defined by texture, softness, and flow. Walls finished in textured render and Venetian plaster bring depth and tactility to the space, while curved architectural forms—including archways, walls, and mirror detailing—help guide movement naturally through the studio.

Timber flooring and natural material selections introduce warmth, balancing the more refined plaster and render finishes. Built-in planting has also been integrated throughout the space, contributing not only to the biophilic design approach but also assisting with acoustic softening.

Dark mirrored feature walls with integrated backlighting add depth and atmosphere, enhancing spatial perception while reinforcing the premium feel of the environment. Overall, the design creates a calm internal world that feels entirely separate from the busy retail context outside.

Joinery & Custom Carpentry 🪵

A significant part of the transformation came through bespoke joinery, which was used not just for storage but as a defining architectural element of the space.

The reception area was completely reimagined as a feature moment. A custom-built reception island anchors the entry experience, combining clean lines with integrated functionality. Behind it, a built-in merchandise display uses timber shelving paired with black metal detailing, creating a refined retail presence that sits naturally within the space.

Throughout the studio, joinery has been used to conceal and integrate operational needs. Client storage, equipment racking, and day-to-day functional requirements are all built into the architecture, ensuring the environment remains visually clean and uncluttered even during peak class times.

Every joinery detail was considered to support both the operational flow of the studio and the overall calmness of the client experience.

Lighting, Acoustics & Environment 💡🔇

Given the studio’s location within a high-traffic retail precinct, environmental control was a key priority throughout the build.

Lighting was designed in layers, using LED feature systems to create mood and flexibility rather than harsh illumination. This allows the space to shift subtly depending on use, whether for high-energy classes or slower, restorative sessions.

Acoustic performance was equally critical. Soundproofing systems were integrated into walls and ceilings to reduce external noise, while acoustic panels were strategically positioned to manage reverberation within the studio itself. The result is a space that feels quiet and contained, even in a busy urban environment.

A fully integrated sound system was also installed, including microphones and music control technology. This ensures seamless communication between instructors and clients, as well as consistent audio delivery throughout the entire studio experience.

Together, these systems create a fully immersive, controlled wellness environment that supports both performance and relaxation.

Brand Integration & Signage ✨

Brand identity has been carefully embedded throughout the architecture rather than simply applied as signage.

At entry and reception, feature signage establishes presence immediately, while the use of 3D rendered signage adds depth, shadow, and a sculptural quality that elevates the overall aesthetic.

Recessed branding elements have been integrated into architectural ceiling features, ensuring continuity without visual interruption. LED signage has also been used to enhance visibility and ambience, particularly in key transition zones.

The material palette throughout the space has been carefully aligned with the Loft Pilates identity, ensuring consistency across every touchpoint. The result is a branding approach that feels architectural, considered, and fully integrated into the design language of the studio.

Technology & Services Integration ⚙️

Behind the refined interior is a highly coordinated technical system that supports both functionality and experience.

The project includes infrared heating panel installation within the hot Pilates studio, integrated audio systems with microphone and music control capability, and lighting control systems that allow for flexible mood settings across different uses.

All mechanical and electrical services were carefully coordinated and concealed within the building fabric to maintain clean architectural lines. Back-of-house kitchen and operational infrastructure were also fully integrated to support day-to-day functionality without impacting the client-facing experience.

Everything is designed to be invisible in use, allowing the space to function at a high level without ever drawing attention to the systems behind it.
